My water heater is leaking — what should I do right now?

Shut off the cold water supply at the valve above the heater, turn off the gas control or the electrical breaker feeding it, and call 905-576-7600. If the leak is coming from the tank body rather than a fitting, the tank cannot be repaired and needs replacing — the priority becomes limiting water damage. If it is a fitting, valve or relief valve, it is usually a straightforward repair.

Why do I suddenly have no hot water?

On a gas unit: pilot or ignition failure, a failed thermocouple or gas control valve, or a tripped safety. On an electric unit: a tripped high-limit reset, or a failed upper or lower heating element. Before calling, check whether the breaker has tripped and, on electric tanks, press the red reset button on the upper thermostat once. If it trips again, stop — that is a fault, not a glitch.

Is it worth repairing a water heater that is over ten years old?

Usually only if the repair is small and external — a thermocouple, a valve, an element. Tanks typically last 8–12 years, so spending significantly on a unit at year eleven means paying for a repair with little remaining life behind it, and taking the risk of a tank failure flooding your basement. On a tankless unit, which commonly reaches 20 years, the calculation is very different and repair usually makes sense.

Why is my hot water rusty or discoloured?

It generally means the glass lining inside the tank has failed and the steel is corroding, often because the sacrificial anode rod was depleted years earlier. Rusty hot water on a tank past 8 years is effectively a replacement signal. If only the cold water is discoloured, the problem is upstream in the plumbing or supply rather than the heater.

What causes rumbling or popping noises from my water heater?

Sediment on the tank bottom. Water trapped under the sediment layer boils and forces its way out, producing the popping or rumbling. It reduces efficiency and effective tank capacity and accelerates bottom corrosion. Annual flushing prevents accumulation; once the layer is thick and hardened, flushing helps less and the tank is on borrowed time.

My tankless unit is showing an error code — what now?

Note the exact code before resetting, because it tells the technician which subsystem failed and saves diagnostic time. The most common causes are scale build-up in the heat exchanger from missed annual descaling, restricted venting or air intake, and gas supply pressure problems. Repeatedly resetting a unit that keeps faulting risks turning a service call into a heat exchanger replacement.
