Is it better to rent or buy a furnace?
Over a long ownership horizon, buying is normally cheaper in total because rental payments continue indefinitely while a purchase ends. Renting wins when you do not want a large upfront cost, do not want responsibility for breakdowns, or expect to move within a few years. The honest short answer: the longer you will stay in the home, the more buying favours you.
What is included in a furnace rental?
Typically the equipment, installation, and repairs and maintenance for the term. That last part is the real appeal — a failed inducer motor or control board is the rental company’s problem rather than a surprise bill. Get the inclusions in writing, and specifically confirm whether annual maintenance visits are included or billed separately.
What should I check in a furnace rental agreement before signing?
The monthly amount and whether it escalates annually; the term length; the buyout schedule and how it declines over time; the cancellation and early termination cost; whether the agreement is registered against the property title as a notice of security interest; and what happens when you sell the house. The buyout and the title notice are the two items that most often cause problems years later.
Can I get out of a furnace rental early?
Usually yes, but through a buyout rather than simple cancellation, and the buyout figure early in a term can be substantial. Ask for the full buyout schedule in writing before signing, not a verbal assurance that “you can buy it out any time”. If a salesperson will not put the schedule on paper, that tells you something.
Does a rented furnace make my house harder to sell?
It adds a step. A rental contract typically has to be either assumed by the buyer or bought out at closing, and buyers do sometimes push back on assuming a monthly obligation. It is manageable and very common in Ontario, but if you expect to sell in the next few years, factor the buyout into your decision rather than discovering it during a real estate transaction.
What financing is available if I buy?
